Qarat Housing is a mixed-use building comprising commercial spaces on the ground floor and seven upper floors housing a total of 72 one-bedroom (1+1) home office units. The structure is based on an orthogonal grid system, which not only organizes the spatial layout but also serves as a fundamental design element, allowing for flexible unit divisions. The building's planimetric arrangement consists of a core positioned towards the southwest, extending into a corridor flanked by symmetrically arranged units with an identical layout. These units, along with their infrastructure, are designed to function either as residential spaces or adaptable home-office environments.
Situated on a corner plot, Qarat Housing features a façade that integrates different materials in response to its urban context. At the ground level, where the building interacts with the public realm, natural stone panels define the commercial spaces, while the upper residential levels are clad in folded aluminum panels (466). These hexagonal, angular panels are designed to capture and reflect sunlight throughout the day, creating dynamic visual effects on the façade.
